. Purchasers We offer “fee free” review of Contracts and Section 32 Vendors Statements, before you sign. This can help to resolve any concerns you may have about planning, building regulations and easements. We assist with all legal aspects of your purchase to registration of the title to the property into your name.
We liaise with your lender, providing copies of all necessary documents to your Bank at an early time which in turn expedites early preparation of mortgage documents. We adjust council and water rates and ensure the Vendor pays Land Tax and outstanding rates on or before settlement. We attend settlement on your behalf. You do not need to attend settlement, once settlement has taken place, all that is required is for you to pick up the keys and take possession of your new property.
Vendors From preparation of the Section 32 Vendors Statement through to the final settlement. We liaise initially with your selling agent and your bank ( if you have a mortgage) to ensure a seamless settlement, We ensure an appropriate adjustment of rates and outgoings is made by a Purchaser and liaise with your Bank on pay out of any existing finance arrangements.
